Nigerian diaspora buyers are significantly driving up property prices in prime Lagos areas, including Ikoyi, Lekki, and Victoria Island, according to Temidayo Ademosu, Founder and CEO of Arrowhead Homes and Properties.
Ademosu highlighted that the strong foreign exchange earnings of the diaspora, coupled with their sustained interest in investment, are key factors behind the escalating valuations in these high-demand locations.
In an exclusive interview with Nairametrics, Ademosu noted that properties purchased for N200 million just four years ago in these sought-after districts could now command prices between N400 million and N500 million, illustrating a dramatic appreciation driven primarily by offshore capital.
The real estate expert explained that the substantial valuation increases are also fuelled by the diaspora’s desire to secure tangible assets in Nigeria. This trend is further reinforced by the search for investments that offer a hedge against inflation and potential for high rental yields, making Lagos’s luxury property market particularly attractive.
Strategic Investment and Market Dynamics
The strategic appeal of Ikoyi, Lekki, and Victoria Island lies in their status as premier residential and commercial hubs, offering superior infrastructure and amenities. Ikoyi, in particular, attracts high-net-worth individuals seeking exclusivity, while Lekki caters to a broader segment including returning Nigerians. Victoria Island remains a central business district, drawing demand for both residential and commercial spaces.
Ademosu observed that this influx of foreign currency from the diaspora provides a substantial competitive advantage in a market where local buyers often face currency depreciation and inflationary pressures. This dynamic creates a segmented market, where those with access to stronger currencies can more easily absorb rising prices.
Beyond the diaspora, the market also sees significant contributions from local high-net-worth individuals and a growing class of tech entrepreneurs who have also benefited from foreign currency inflows. These groups further intensify demand for limited high-quality inventory in prime locations.
The CEO of Arrowhead Homes and Properties, a firm operating across Lagos, Ogun, and other South-West regions, emphasised that property developers are increasingly tailoring their offerings to meet the specific demands and investment profiles of diaspora buyers. This includes focusing on luxury finishes, smart home features, and comprehensive facility management that aligns with international standards.
Challenges persist for developers, including the high cost of construction materials, fluctuations in the foreign exchange market, and difficulties in accessing affordable long-term finance. However, the sustained demand from diaspora investors continues to underpin the profitability and growth prospects for the high-end segment of the Nigerian real estate sector.
The Lagos property market, particularly in its premium areas, remains largely driven by demand-supply dynamics, with minimal direct price controls. This situation enables significant capital appreciation, further enticing investors looking for robust returns in a relatively stable asset class compared to other volatile investment options. As the Nigerian economy continues to navigate global and local economic shifts, the influence of diaspora investment is expected to remain a dominant force in shaping the trajectory of the luxury real estate sector.
